Answers Before Anyone Opens Walls

Know What Is Behind Your Cottonwood Heights Walls

A musty smell in a 1970s Cottonwood Heights basement can mean a small fix or a large one. An inspection tells you which, with readings, images and a written report, before you spend money on removal you might not need.

Stop guessing about the smell

A damp smell that returns every spring wears on a household. Moisture mapping and thermal imaging show where it is coming from, so you can stop moving boxes, airing out the basement and wondering what is behind the old paneling.

Confidence on both sides of a sale

Bench homes with finished lower levels make up much of the Cottonwood Heights market. A written inspection report gives a seller something concrete to share and gives a buyer facts instead of a guess about an old water stain on the ceiling.

A plan you can act on

The report lists what we found, where it is and why it matters. If there is a problem, you know what removal would involve. If there is not, you can finish that basement project or sign the closing papers without second thoughts.

  • Costs lessThe visual inspection is free, and lab testing is priced separately before we take a sample. We recommend testing only when it answers a real question, not as a standard add-on to every visit.
  • Faster answersOne call covers the inspection and, if needed, the removal and air cleanup that follow. There is no hand-off to a second company, so you are not waiting on a new appointment to get started.
  • Higher qualityThirty-plus years show in the details: lab-analysed samples, a written report, and doctors who send us patients when chronic symptoms have no clear cause.

I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

I'm not sure why all the reviews are bad because we had an awesome experience they removed, treated and sealed so much mold and cleaned our very dirty air ducts they were also extremely polite. Good people. The smell from the disinfectant does last longer then they say though, would keep that in mind. We stayed outside for awhile but the benefit of it outweighed the inconvenience

Mold Inspection & Testing in Cottonwood Heights

The Cottonwood Heights Picture

Most mold questions in Cottonwood Heights start with a smell, not a stain. A lower level that seems damp each spring, a closet against a foundation wall, a corner behind a sectional nobody moves. The city's homes are mostly from the 1970s through the 1990s, and many of their basements were finished by owners rather than builders.

An inspection answers the question before anyone opens a wall. We map moisture, scan with thermal imaging, take samples when they will tell you something useful and send them to a lab. You get a written report. If there's nothing there, we'll tell you.

Signs a Cottonwood Heights Home Should Be Inspected

These are the patterns that show up most in bench homes built between the 1950s and the 1990s.

  • A musty basement smell that gets stronger during the March through May runoff season.
  • Carpet that feels cool or damp along the uphill foundation wall of a split-level.
  • Water stains or peeling paint around basement window wells after heavy snowmelt.
  • Swollen baseboards or soft drywall near the furnace, water heater or laundry hookups.
  • Dark spotting inside closets that sit against exterior foundation walls.
  • An old water heater or supply line leak that was dried without opening the wall.
  • Condensation on windows and cold walls during long inversion stretches with the house shut.
  • You are buying or selling a home with a lower level finished in the 1970s or 1980s.

Mold and Radon Are Two Separate Questions on the East Bench

Cottonwood Heights basements raise two different air questions. Mold comes from moisture and can be seen, smelled and sampled. Radon is a gas from the ground that you cannot smell at all. The Utah Geological Survey's radon map of the Sandy and Draper area rated the east bench near the mouth of Little Cottonwood Canyon as its highest-potential soil. Our inspection covers mold and moisture. Radon needs its own test kit, and it is worth running in any lower level your family uses often.

What an inspection looks at in a Cottonwood Heights home

We start where water goes. On the bench, that means the uphill side of the foundation, window wells, the floor under kitchens and bathrooms, the furnace and water heater room, and any basement wall that backs onto a sloped yard. A moisture meter checks drywall and framing, and a thermal camera finds cool, damp patches the eye misses.

Thermal imaging does not see mold. It shows temperature differences that often point to moisture. We confirm what the camera suggests with a meter reading before we call anything wet, which keeps the report honest.

Your written report lists each area we checked, the moisture readings, photos of anything we flagged and, when we took samples, what the lab found. It also says what we think is causing the moisture and what we would do about it. If the house is dry and clean, the report says that too, which is useful paperwork to keep with a Cottonwood Heights home you plan to sell someday.

When lab testing helps, and when it does not

The EPA notes that when mold is visible, sampling is usually unnecessary, and that there are no federal mold limits to test against. We agree. If we can see the growth and its cause, a lab result adds cost without adding much. Testing earns its place in other situations:

  • A musty smell with no visible growth anywhere in the house
  • A buyer or seller who wants documentation during a sale
  • Checking that an area was properly cleaned after removal
  • Chronic symptoms a physician cannot explain, where the doctor has suggested looking at the home

Samples go to an outside lab for analysis, and we explain the results in plain language in your written report.

Housing age and what it means for testing

Census estimates give Cottonwood Heights a median year built of 1978, and NeighborhoodScout's breakdown puts about six in ten homes between 1970 and 1999. Fewer than one percent predate 1940. That puts most houses here at the age when original plumbing, water heater pans, window seals and basement finishes start to wear. Few of those failures are dramatic. Most are slow, which is exactly why an inspection turns up things a homeowner never noticed.

The earliest subdivisions, including Greenfield Village and Steffensen Heights, date from the mid-1950s. Those homes have had more time and more remodels, and the seams between old and new work are a common place to find moisture.

Inspections across every part of the city

Cottonwood Heights spans four ZIP codes, so your mailing address may say Salt Lake City, Midvale or Sandy. We inspect homes throughout 84121, 84047, 84093 and 84092, from the streets off Fort Union Boulevard to the neighborhoods around Brighton High School and up toward Wasatch Boulevard and the canyon roads.

Before we arrive, it helps to clear a path to the furnace room, the water heater and any basement storage stacked against exterior walls. Note when you first noticed a smell or stain and whether it changes with the seasons. In this city, a smell that peaks during spring runoff tells us something different from one that shows up in the middle of a dry July.

FAQs

Frequently Asked Questions

What affects the cost of mold testing in Cottonwood Heights?

The visual inspection is free. Cost comes in only when lab samples make sense, and it depends on how many are needed and where. A single musty basement room might need one or two. A large split-level with several finished areas, or a review before a sale, may need more. We explain what we would sample and why before taking anything.

When is the best time of year for a mold inspection in Cottonwood Heights?

Late spring is revealing. March through May are the wettest months here, and canyon snowmelt adds water near foundations, so damp spots show clearly on meters and thermal images. Winter is useful too, since cold walls highlight condensation. If you smell something now, do not wait for a season. Book the inspection when the question comes up.

Can an inspection report help with a Utah insurance claim or home sale?

A written report gives you a clear record of what was found, where it was and what likely caused it. Cottonwood Heights homeowners can share it with an insurance agent or include it with sale paperwork. Whether a policy covers the problem depends on the policy and the cause, so ask your agent directly. We do not give legal or coverage advice.

My Cottonwood Heights address says Midvale or Sandy. Do you still cover it?

Yes. Cottonwood Heights is spread across four ZIP codes: 84121, 84047, 84093 and 84092. Depending on your street, the postal city may read Salt Lake City, Midvale or Sandy even though you live inside Cottonwood Heights. We inspect homes throughout the city, and the inspection is the same whatever your mail says.

Do you test for radon during a mold inspection in Cottonwood Heights?

No, radon needs its own test, and our inspection focuses on moisture and mold. It is still worth knowing that the Utah Geological Survey's radon study of the Sandy and Draper area rated the east bench near the mouth of Little Cottonwood Canyon as its highest-potential ground. The EPA suggests action when a home tests above 4 pCi/L.

Should I get a mold inspection before buying a 1970s home in Cottonwood Heights?

It is a sensible step when the home has a finished basement or a history of water. About a third of the city's housing was built in the 1970s, and a general home inspection does not usually include moisture mapping or lab samples. A mold inspection looks behind the finishes, which is where problems in homes of that age tend to hide.

Does a musty smell in my Cottonwood Heights basement always mean mold?

Not always. Damp concrete, a dry floor drain trap or stored cardboard can smell musty too. That is why we measure moisture instead of guessing. In Cottonwood Heights we often trace the smell to a foundation wall on the uphill side of the house or carpet laid directly on the slab. If the readings are dry and there is no growth, the report says so.

My doctor suggested checking my Cottonwood Heights home for mold. What happens next?

Physicians refer patients to us when chronic symptoms have no clear explanation. We inspect the whole home, take samples where they can answer the question and send them to a lab. You receive a written report you can share with your doctor. We do not diagnose anything or make health claims. We report what is in the house.
