Whole-Home Air Purification

Filtration captures airborne particles as air passes through a properly matched filter. Ozone-free coil UV-C treats exposed coil surfaces; its effect depends on placement, exposure and maintenance. Neither treatment guarantees illness prevention or odor removal.

I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

Mold Inspection & Testing in Utah

The Utah Picture

A mold inspection answers two questions: is there mold, and where is the water coming from. We offer free inspections across the Wasatch Front, Utah County and St. George, and we only recommend lab testing when the results will actually help you decide something.

What an inspection covers

A good inspection is mostly looking and measuring. We walk the home with a moisture meter, checking the places water tends to collect: around tubs, toilets and sinks, under the kitchen sink, near the water heater and furnace, along basement walls, in crawlspaces and attics, and around windows. We look for staining, swelling, peeling paint and musty odors, and we note any history of leaks or flooding you can share.

The goal is to find the moisture source, not just the stain. Mold is a symptom. If the inspection doesn't find the leak, condensation or seepage behind it, any cleanup is likely to be temporary.

When testing helps and when it doesn't

The EPA is direct about this. In most cases, if mold is visible, sampling is unnecessary. You already know it's there, and the next step is removal, not a lab report. The EPA also notes there are no EPA or other federal limits for mold or mold spores, so a result can't tell you whether a home "passes" a legal standard.

Testing earns its place in a few situations:

  • There's a persistent musty smell but no visible growth.
  • Someone in the home has symptoms and you want to rule mold in or out.
  • A wall cavity or ceiling may be hiding growth after a past leak.
  • Remediation is finished and you want a clearance check.
  • A real estate deal or rental dispute needs documentation.

If testing won't change what you do next, we'll say so and save you the lab fee.

Buyers, sellers and landlords

For buyers, an inspection is a chance to learn about past water problems before closing, especially in finished basements where drywall can hide old seepage. For sellers, finding and fixing a problem before listing can avoid surprises during the buyer's inspection. For landlords and property managers, a documented inspection between tenants gives you a baseline and a written record of conditions.

How results are read

Air samples are usually taken indoors and outdoors at the same visit. Mold spores are always present in outdoor air, so the indoor numbers only mean something next to the outdoor ones. When indoor levels are similar to outdoors and the types match, that's a good sign. When indoor counts run higher, or a type shows up inside that is rare outside, it points to a source in the home.

EPA guidance also warns that an air sample is a snapshot. Weather, humidity and activity in the house can raise or lower spore levels from hour to hour, and a clean sample should never replace a visual inspection.

Clearance testing happens after remediation. The standard is practical: the water problem is fixed, no visible mold or musty odor remains, and if samples are taken, indoor results look like outdoor results. That's how you know the job is actually done.

FAQs

Frequently Asked Questions

What affects the cost of a mold inspection or test?

The visual inspection is free. Costs come in only when lab work is needed, and they depend on how many samples are taken, what kind (air, surface swab or tape lift), and how many areas need checking. A whole-house assessment with several rooms plus an outdoor baseline costs more than a single sample in one room. We'll recommend the fewest samples that answer your question, and skip testing when visible mold makes it unnecessary.

How soon do mold lab results come back?

The walk-through and any sampling usually happen in one visit. Lab results take longer, and the timing depends on the lab and the type of sample, so we'll tell you when to expect them. A moisture reading, on the other hand, gives an answer on the spot, and it is often the most useful finding. Once results arrive, we go over them with you in plain language and explain what they do and don't mean.

Will my insurance pay for mold testing in Utah?

Sometimes, as part of a covered claim. If the mold followed a sudden, accidental event your policy covers, such as a burst pipe, testing may be part of the claim. Mold from long-term leaks or humidity is commonly excluded, and many policies cap mold coverage. Flood damage needs a separate flood policy. Check your policy wording or ask your agent, and keep copies of any inspection report and lab results for the claim file.

Do I need to be home or prepare for a mold inspection?

You don't need to leave, and someone being home is helpful so you can point out past leaks, smells or problem rooms. Clear access to the water heater, furnace, under sinks, the attic hatch and any crawlspace. If air samples are planned, keep windows and doors closed beforehand and avoid heavy cleaning, dusting or running air purifiers right before the visit, since those can skew the results.

Are home mold test kits from the store accurate?

Settle-plate kits that sit open on a counter will almost always grow something, because mold spores are in nearly all indoor and outdoor air. They don't measure how much is in the air, they don't compare against outdoors, and they can't find the moisture source. The EPA notes there are no federal limits to compare a result to anyway. A moisture meter and a careful look usually tell you more.

Should I get a mold inspection before buying a home in Utah?

It's worth considering, especially for homes with finished basements, past water damage, or signs of patched drywall or new paint in odd spots. A standard home inspection may note visible moisture, but it usually doesn't open up or test suspicious areas. In heavy snowmelt years, groundwater has entered basements along the Wasatch Front, so asking the seller about past seepage is a good start.

What is post-remediation clearance testing?

It's the check after mold removal that confirms the job is done. The visual standard comes first: the moisture problem is fixed, no visible mold, damaged material or musty smell remains. If air samples are taken, the indoor results should be similar in type and amount to an outdoor sample taken at the same time. Clearance should happen before walls are closed up or the containment comes down.

Can a mold inspection find mold hidden inside walls?

It can often find the signs. Elevated moisture readings on drywall, staining near baseboards, a musty smell concentrated in one area, or a known past leak all point to hidden growth. If those signs are there, an air sample from the wall cavity or a small inspection opening can confirm it. We avoid opening walls unless the evidence justifies it, and we explain why before we do.
