Mold Inspection & Testing in Salt Lake City
The Salt Lake City Picture
Salt Lake City's older neighborhoods, from the pre-1950 bungalows of the Avenues to Sugar House's deep basements and stone crawlspaces, hold moisture in ways newer homes don't. Our mold inspection and testing service looks specifically for the hidden growth that aging plumbing and spring snowmelt leave behind before it spreads.
When we inspect a home in Salt Lake City we start where the city's climate and building age put it most at risk. Winter inversions keep windows shut for weeks, trapping humidity indoors, while decades-old galvanized plumbing weeps behind walls in Avenues and Central City homes. Come spring, snowmelt off the Wasatch foothills finds unsealed basements and dirt-floored crawlspaces, exactly the dark cavities where mold takes hold unnoticed. We check foundation lines, sill plates, and rim joists, and where we find staining or that musty odor we take surface or air samples.
Housing age by ZIP code
A lot of Salt Lake City's housing is about 70 years old or more. Market data shows median build years of 1951 in ZIP 84104, 1953 in 84108, and 1957 in 84116, which covers Rose Park. Houses that age have often been through several owners, a few remodels and at least one plumbing change. Those changes don't always show on the surface. We serve homes across the city's ZIP codes, including:
- 84101, 84102, 84103 and 84111
- 84104 and 84116
- 84105, 84106, 84108 and 84109
- 84115
Buying a 1950s brick home
Rose Park was laid out in a subdivision declared in December 1946. Developer Alan E. Brockbank built small brick homes there for returning World War II veterans. Many of these houses are now on the market for the third or fourth time. If you're buying one, an inspection before closing can tell you whether a musty smell is an old, dry stain or active growth. We check the places a quick walkthrough misses: under sinks, behind the water heater, around the laundry hookups, and wherever a basement has been finished.
What testing can and can't tell you
The EPA has not set federal limits for mold. No test can say a house "passes" a federal standard. What sampling can do is compare indoor air to outdoor air, help locate hidden growth, and confirm that a cleanup worked. We use it for those purposes. If you can already see the mold and the source is obvious, we may tell you that testing won't add much.
The season matters too. Salt Lake City's average relative humidity runs around 74 percent in December and January and drops to about 36 percent in July. Mold that is hard to spot in a dry summer basement can be more active in winter. We take that into account when we read moisture meter results.
Elevation and snow matter as well. The city sits around 4,300 feet and averages about 52 inches of snow a year. Storms crossing the Great Salt Lake can pick up extra snow over the benches, so we note grading, downspouts and window wells where meltwater collects against the foundation.
FAQs
Frequently Asked Questions
Do you test the air or just visible mold in my basement?
Both, depending on what we find. In an older Avenues or Sugar House basement we usually take air samples to measure spore counts, since colonies often hide behind finished walls or under stairs. If there's visible growth on a joist or foundation wall, we add a surface swab or tape lift so the lab can identify the exact species present.
How long until I get results after a Salt Lake City inspection?
The on-site visit takes one to two hours depending on how many crawlspaces and basement rooms your home has. Any samples we collect go to an independent lab, and turnaround is typically three to five business days. You receive a written report with the findings, photos, moisture readings, and clear next steps if remediation is warranted.
What affects the cost of a mold inspection in Salt Lake City?
Mostly the size of the house, how many areas need sampling, and how hard the spaces are to reach. A 1950s Rose Park rambler with an open basement is quicker to inspect than a large east bench home with a finished basement, crawlspace and attic. More air or surface samples mean more lab work. We'll tell you up front which samples we think are worth taking and which aren't.
Is winter or summer a better time for a mold inspection in Salt Lake City?
Either works, but they show different things. Salt Lake City's average outdoor relative humidity peaks around 74 percent in December and January and falls to about 36 percent in July. In winter, condensation and active growth are easier to find. In summer, old stains may look dry. If you're buying a home in summer, we lean more on moisture readings and checking materials directly.
Can a mold inspection report help with an insurance claim or a home sale in Utah?
It can serve as documentation. Our report describes what we found, where, and any lab results. Insurers decide coverage under your policy, and policies usually treat sudden water damage differently from long-term leaks, so check yours. For a home sale, buyers and sellers often share an inspection report during negotiations. We don't give legal or insurance advice, but we'll write the report plainly.
I'm buying a 1950s brick house in Rose Park. What should a mold inspection focus on?
The places where water has had 70 years to find its way in. In Rose Park homes, built after the 1946 subdivision for returning veterans, we look closely at basement walls, window wells, laundry and water heater areas, and any basement that was finished later. We also check under kitchen and bathroom sinks, where old supply lines and drains are common sources of slow leaks.
Do you do clearance testing after mold removal in Salt Lake City?
Yes. The EPA notes that sampling can help confirm that a cleanup worked, which is one of its most useful purposes. After remediation, we can do a visual check and take air or surface samples to compare with outdoor levels. If the results show the work isn't finished, we'll tell you plainly. That's true even when another company did the remediation.
Is there a mold limit in Utah that my home has to meet?
No. The EPA has not set federal limits for mold, and there's no standard number a Salt Lake City home has to stay under. That's why we compare indoor samples to outdoor samples taken the same day, and look for moisture sources, instead of quoting a pass or fail number. The goal is to find out whether there's a moisture problem, and where it is.
