I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

I'm not sure why all the reviews are bad because we had an awesome experience they removed, treated and sealed so much mold and cleaned our very dirty air ducts they were also extremely polite. Good people. The smell from the disinfectant does last longer then they say though, would keep that in mind. We stayed outside for awhile but the benefit of it outweighed the inconvenience

Mold Inspection & Testing in Lehi

The Lehi Picture

Lehi inspections split cleanly between two kinds of house. New builds on the Traverse Mountain benches carry construction moisture into their first winters, while the older homes around Main Street sit on stone foundations that take on groundwater. The testing approach differs quite a bit between them.

When we inspect a home in Lehi the first thing that matters is which Lehi it is in. In the newer subdivisions on the benches and the former farmland we are usually looking at construction moisture in a tight envelope, so the useful work is humidity readings throughout the home, thermal imaging on exterior walls, and confirming that bath and kitchen exhaust discharges outdoors. In the older core near Main Street the question is groundwater, and we focus on the foundation perimeter, readings through the slab and lower walls, and what sits behind any later finished surface.

What Lehi's housing stock tells us before we arrive

About 76 percent of Lehi's homes were built in 2000 or later, and only about 2 percent date to 1939 or earlier. Townhomes make up roughly 12 percent of the housing, and apartments about 16 percent. Each of those groups calls for a slightly different inspection.

In a detached home built in the last 20 years, we usually focus on the basement, window wells, bathroom exhaust, and the attic. In a townhome, moisture can come from a neighbor's unit through a shared wall or ceiling, so we check those edges closely and tell you if the source is likely outside your unit. In the small number of pre-war homes near the historic Main Street district, we expect different materials and older repairs.

Another 18 percent or so of Lehi homes were built between 1970 and 1999. Those houses are old enough that water heaters, supply lines, and roof flashing have usually been replaced at least once. Each replacement is a joint where a slow leak can start, so we check them one by one.

Areas we serve in Lehi

We inspect homes and rentals across both Lehi ZIP codes, 84043 and 84048, including:

  • Traverse Mountain and the north bench
  • Holbrook Farms and the Mountain View corridor
  • Jordan Willows and West Lehi near the Jordan River
  • Thanksgiving Point and the surrounding neighborhoods
  • The older core around Main Street and Center Street

When testing helps and when it doesn't

Air or surface sampling can be useful when you smell mustiness but can't see anything, when someone in the home has allergies or asthma, or when a buyer or landlord needs documentation. It is less useful when growth is already visible. In that case, finding the moisture source matters more than identifying the species.

Air samples are also a snapshot. Outdoor spore levels change with wind, irrigation, and season, so indoor results are compared against an outdoor sample taken the same day.

Our goal is a plain answer. If readings are normal and there's no sign of hidden growth, we'll say so and explain what we checked. If we find a problem, we'll show you where it is, what's likely feeding it, and whether it's a small fix or something that needs remediation.

FAQs

Frequently Asked Questions

Should I have a new Lehi home inspected for mold?

It is worth doing if you are noticing musty odors, condensation on windows, or allergy symptoms in the first year or two. New construction holds a lot of moisture in its materials, and on Lehi's tightly built bench homes that moisture goes into wall cavities rather than outside when ventilation is not running. An inspection tells you whether you have a drying-out period or an actual problem.

Can you inspect before I buy a home in Lehi?

Yes, and it is common here given how quickly properties move. What we look for depends on the house. For a newer bench property the focus is humidity, ventilation, and exterior-wall readings. For an older home near Main Street it is the foundation, the basement walls, and anything finished over a stone or early poured foundation. You get an independent written report you can act on either way.

What affects the cost of a mold inspection in Lehi?

Square footage and the number of samples are the main factors. A large two-story Lehi home with a finished basement takes longer to walk and scan than a compact townhome. Lab testing adds to the cost, so we only recommend samples when the results will help you make a decision. Ask us what's included before we schedule.

When is the best time of year to schedule a mold inspection in Lehi?

Late spring and early fall are both useful. After spring runoff, any water that reached the basement has had time to show up as staining or odor. After Lehi's irrigation season ends on October 15, you can see whether summer sprinkler moisture left damp spots near window wells. That said, if you smell something musty, don't wait for a season.

Will an inspection report help with an insurance claim in Utah?

It can support one. A report documents what we found, where, and the moisture readings at the time. Whether a claim is paid depends on your policy and the cause. Many policies cover sudden water damage but not long-term leaks or groundwater. Check your policy and talk with your agent. We document findings; we don't make coverage decisions.

I rent out a townhome in Lehi. Can you tell if mold is coming from the unit next door?

We can often tell where moisture is entering. Thermal imaging and moisture readings along shared walls and ceilings usually show whether the wet area starts at the boundary or inside your unit. If it points next door, we'll note that in the report so you can take it to the HOA or the neighbor. We can't inspect a unit we don't have access to.

Do older homes near Lehi's Main Street need a different kind of inspection?

Somewhat. Pre-war homes in the Main Street historic area often have additions, older plumbing, and materials from several eras. We spend more time on transitions between old and new sections, crawl spaces, and past repairs. Because these homes are only a small share of Lehi's housing, we tell owners not to compare results with a newer house down the street.

Do you inspect homes in both Lehi ZIP codes, 84043 and 84048?

Yes. We serve all of Lehi, from Traverse Mountain to West Lehi and the Jordan River area. Call (801) 352-0769 and tell us your address and what you're noticing, such as a smell, a stain, or a recent leak, and we'll explain what an inspection would cover for your home.
