Mold Removal & Remediation in Lehi
The Lehi Picture
Lehi has been building at a pace few Utah cities have matched, and that shows up in the mold calls we take. New homes going in on the Traverse Mountain benches and across the old farmland have tight envelopes and construction moisture, while Lehi's historic downtown houses bring century-old foundations and stone basements.
Lehi is really two housing markets, and mold behaves differently in each. On the Traverse Mountain benches and across the former farmland the homes are recent, tightly sealed, and often occupied before the building has finished drying out, so framing, concrete, and drywall compound release moisture into wall cavities and closets rather than outside. We see growth in first-winter homes more often than people expect.
The other Lehi is the older core near Main Street, where stone and early poured foundations take on groundwater, and finishing one of those basements without addressing it almost guarantees a problem.
Low ground near the Jordan River and Dry Creek
Lehi sits at about 4,561 feet and gets roughly 12 inches of precipitation in a typical year. That sounds dry, and most of the time it is. The water problems we see here tend to come from the ground and from the yard, not from the sky.
West Lehi, including the Jordan Willows area, runs down toward the Jordan River Parkway. Older parts of town sit along Dry Creek and the city's canal and waste ditch system. In 2019, several homes near Center Street and 100 West flooded, and the city later turned one of those lots into floodplain. When runoff is heavy, low-lying lots are the ones that take on water, and a basement that floods once often hides damp framing for months.
Sprinklers, window wells, and the irrigation season
Lehi's irrigation season runs from April 15 to October 15. For six months, sprinkler heads near the foundation can soak the soil around window wells and basement walls every watering cycle. A misaimed head or a window well with no drain is one of the most common moisture sources we trace in newer subdivisions. We look at the yard as well as the wall before we start cutting drywall.
How we approach a Lehi remediation
The EPA says that if wet materials dry within 24 to 48 hours, mold usually won't grow. Past that window, porous materials like drywall, carpet pad, and insulation often have to come out. Our process follows the same order every time:
- Find and stop the water source first, whether it's a sprinkler, a window well, a plumbing leak, or groundwater.
- Contain the work area so spores don't travel through the HVAC system to the rest of the house.
- Remove damaged porous materials and clean the structural surfaces underneath.
- Dry everything to normal moisture readings before anything is rebuilt.
The EPA notes that painting or caulking over mold doesn't fix it, and that dead mold can still cause allergic reactions. That's why we remove growth rather than spray it and seal it in. If the source is still active, we'll tell you before we start, because remediation won't hold until the water is handled.
FAQs
Frequently Asked Questions
Can a brand-new Lehi home have a mold problem in its first year?
It can, and we are called out for exactly this fairly often. New construction carries a large amount of built-in moisture in its lumber, concrete, and drywall compound, and that moisture releases over the first year or more. In a tightly sealed Traverse Mountain-era home where ventilation is not being run, it collects in wall cavities and closets instead of leaving the building.
I want to finish the basement in an older Lehi home. What should I do first?
Get the moisture situation assessed before any framing goes up. Houses in Lehi's older core sit on stone or early poured foundations that take on groundwater and irrigation moisture, and those basements were not built as living space. Finishing over a damp foundation wall traps that moisture behind new drywall, and it will find you later. Handle drainage and the wall assembly first.
What drives the cost of mold removal in a Lehi home?
Our stated range is $500 to $5,000+, and where a job falls depends mostly on how much material has to come out and how hard it is to reach. A leak that runs behind built-in shelving, a bar, or a theater room in a finished basement costs more to open up than one in an unfinished utility room. Containment size, drying time, and whether the water source is still active also move the number.
Is spring runoff season a bad time for mold in Lehi basements?
It can be. Lehi officials prepare Dry Creek and the canal system for spring runoff because low-lying areas can take on water. In 2026, runoff arrived early after a dry, warm March. If your basement got wet during runoff, the EPA's 24 to 48 hour drying window matters most. Call early rather than waiting to see if a smell develops.
Does homeowners insurance cover mold removal in Utah?
It depends on your policy. Many policies cover mold that results from a sudden, accidental event like a burst pipe, and exclude mold from long-term leaks, groundwater, or poor maintenance. Flood coverage is usually separate. Read your policy or call your agent before work starts, and take photos of the damage. We can provide documentation of what we found and removed.
My home is in West Lehi near the Jordan River. Am I at higher risk?
Lower ground near the river can see higher soil moisture, but the house itself matters more than the address. Grading, gutters, window well drains, and sprinkler placement usually decide whether water reaches the basement. If you're near the Jordan River Parkway and notice musty air or stained baseboards, we'd start by finding where the moisture is coming from.
Can my sprinklers really cause mold in a Lehi basement?
Yes. During Lehi's April 15 to October 15 irrigation season, a sprinkler head spraying into a window well or against the foundation can wet the same spot several times a week. Over a summer, that can push moisture through basement walls or window frames. Redirecting the head and making sure the well drains is often part of the fix.
Can I clean up a small patch of mold myself in my Lehi home?
Often, yes. The EPA says most people can handle an area smaller than about 10 square feet, roughly 3 feet by 3 feet, if they follow its guidelines and fix the moisture problem. If the patch is larger, keeps coming back, or follows a basement flood from runoff, we'd suggest a professional assessment.
