I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

I'm not sure why all the reviews are bad because we had an awesome experience they removed, treated and sealed so much mold and cleaned our very dirty air ducts they were also extremely polite. Good people. The smell from the disinfectant does last longer then they say though, would keep that in mind. We stayed outside for awhile but the benefit of it outweighed the inconvenience

Mold Removal & Remediation in Provo

The Provo Picture

Provo's student-rental market puts a unique twist on mold problems. Around BYU, older homes packed with tenants and near Utah Lake's humidity see rapid turnover, and issues often go unreported until move-out. Landlords and residents alike call us for mold removal and remediation when a quick tenant swap uncovers what was hidden.

Few Utah cities have a rental dynamic like Provo's, and it shapes how mold develops. Older homes near campus were built for single families but now house rotating groups of students, which means more showers, more cooking, and more moisture than the original ventilation was designed for. Problems stay hidden because tenants may not report a musty closet or a bathroom that never dries.

Proximity to Utah Lake keeps summer humidity elevated. For landlords, we focus on fast turnarounds between tenants and on finding the ventilation gaps that let moisture build up in a high-occupancy home.

Century-old homes east of downtown

A large part of central Provo is older than most people realize. The Provo East Central Historic District, roughly bounded by 100 East, 600 East, 500 North and 500 South, was listed on the National Register in 1998 with 599 contributing buildings. Most of them date from 1900 to 1925, and many are bungalows and Craftsman homes.

Houses that old have usually been remodeled more than once. Bathrooms get moved, basements get finished, and new drywall goes up over old foundation walls. When we remediate in a house like this, we expect to find layers. We open only what we need to, follow the moisture to its source, and tell you plainly what we found before anything else comes out.

Remodels can also hide old plumbing. A slow drip from a supply line or drain that was rerouted during a past renovation can feed mold inside a wall for years without showing on the surface. When we find that, we'll point it out so a plumber can fix it before anything gets closed back up.

Spring runoff and the Provo River

Provo averages about 57 inches of snow a year near BYU, and that snow has to go somewhere when it melts. In the big runoff year of 2023, the city set out to fill 100,000 sandbags and told residents they could take sandbags home to place near windowsills and lower entryways. Basement window wells and lower doors are exactly where we see water get in during a fast melt.

Mold that follows a spring water event is often hidden behind finished basement walls or under carpet pad. We contain the area, remove what can't be cleaned, clean and treat what can, and dry the space before rebuilding. If the water came from outside, we'll tell you so you can fix the grading or window well. Otherwise the problem tends to come back.

Where we work in Provo

We serve all of Provo. That includes the nine neighborhoods of the city's Central District:

  • University and Joaquin
  • Maeser and East Bay
  • Franklin and Franklin South
  • Dixon, Timp and Downtown

We also work in the city's North, East, West and Northwest districts, including Riverbottoms, Grandview, Edgemont and Rock Canyon. If you own a rental anywhere in the city, you already deal with Provo's rental dwelling license. We keep our remediation paperwork simple so you have a clear record for your files.

FAQs

Frequently Asked Questions

How fast can you remediate mold between student tenants?

Timelines depend on how far the mold has spread, but we prioritize rental turnovers around BYU because the window between leases is short. Small, contained jobs can often be handled in a few days, while larger areas take longer. We scope the work quickly so landlords can re-lease without extended vacancy.

Why do Provo student rentals get mold so often?

High occupancy is the main driver. When several students share a home built for one family, daily showers and cooking add far more humidity than the original ventilation handles, and near Utah Lake that moisture lingers. Problems also go unreported between tenants, letting mold grow unnoticed until turnover. Better ventilation and prompt reporting help prevent it.

What drives the cost of mold remediation in an older Provo home?

Our stated range is $500 to $5,000+, and where a Provo job lands depends mostly on how much material has to come out. In homes in the Provo East Central Historic District, most built between 1900 and 1925, we often find several remodels stacked on top of each other. A small patch on bare concrete costs far less than mold behind finished basement walls, under flooring, or inside a bathroom that was moved decades ago.

When is mold most likely to show up after spring runoff in Provo?

Usually a few weeks after the melt, once water that got in through window wells or lower doors has sat in carpet pad or behind drywall. Provo averages about 57 inches of snow a year near BYU, and in heavy years like 2023 the city handed out sandbags for windowsills and entryways. If water reached your basement in spring, it's worth checking before summer.

Will my homeowners insurance pay for mold removal in Utah?

It depends on your policy and on what caused the mold. Many policies cover sudden, accidental water damage, such as a burst pipe, and the resulting cleanup. Mold from a slow leak or long-term moisture is often excluded or limited. Read your policy, call your agent, and take photos before cleanup starts. We can give you a written scope of work to share with your insurer.

Can you remediate mold in a historic Provo home without damaging original features?

Usually, yes. In the East Central historic district many homes still have original trim, floors and plaster. We contain the work area, clean what can be cleaned rather than removing it, and discuss any removal with you first. If original material is too far gone to save, we'll tell you and explain why before we cut anything out.

Is a finished basement apartment in Provo harder to remediate?

It can be. Provo's housing plan describes attics and basements as common spots for accessory units, and a finished basement hides water well. Carpet, drywall and built-in storage all have to be checked. We look for the moisture source first, whether that's a window well, a shower or a foundation crack, then remove only what's affected so the unit can go back into use.

Do you handle mold remediation in Provo homes near the Provo River?

Yes. We serve neighborhoods across the city, including Riverbottoms, Riverside and Fort Utah. In big runoff years like 2023, the city warned that the river would become more dangerous as flows rose and offered sandbags for lower entryways. If water reached your basement, we find where it came in, remediate the affected materials, and dry the space before any rebuilding.
