I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

I'm not sure why all the reviews are bad because we had an awesome experience they removed, treated and sealed so much mold and cleaned our very dirty air ducts they were also extremely polite. Good people. The smell from the disinfectant does last longer then they say though, would keep that in mind. We stayed outside for awhile but the benefit of it outweighed the inconvenience

Mold Removal & Remediation in St. George

The St. George Picture

Mold in St. George surprises people, because the Mojave Desert climate seems like the last place it would take hold. But evaporative coolers add a great deal of moisture to a home, monsoon storms drive water in fast, and houses closed up through the summer can sit damp for months without anyone there to notice.

Washington County is dry almost all year, which is exactly why mold in St. George goes unnoticed until it is advanced. The most common source is the evaporative cooler: swamp coolers put moisture into the airstream, and over a long cooling season that adds up, especially where a unit is oversized, poorly drained, or left running in a closed-up house.

The second is monsoon season, when late-summer storms drop water faster than the ground can take it. The third is seasonal homes, where a small leak in a house closed from June through September has months to work.

Winter rain and plumbing leaks

The cooler is not the only moisture source we look for in St. George. The wettest stretch of the year here is winter, not summer. February averages about 1.1 inches of rain, with January and March close behind. A slow roof or window leak in a wet month can stay damp behind stucco or drywall for weeks.

Plumbing is the other common source. The city's 2024 water quality report says most Southern Utah water is hard, and many customers run softeners. That puts softeners, water heaters and supply lines in garages and utility closets. When one of those connections drips, we follow the water before we remove anything.

River corridors and flood history

Bloomington lies along the Virgin River, and the Santa Clara River runs through neighboring Santa Clara. In January 2005, heavy rain on snowpack sent the Santa Clara River out of its banks. About 30 homes were lost, and most of them sat above the 100-year floodplain. That flood was mostly bank erosion, not standing water, which is a reminder that a dry wash can still move fast.

When river or storm water gets inside, we treat it as a remediation job from the start. Wet carpet pad, insulation and the lower part of the drywall usually come out. We dry the framing, confirm it with moisture readings and then clean what is left.

We set up containment with plastic sheeting and negative air so spores and dust stay in the work area. Once the damaged materials are out, we HEPA vacuum and clean the remaining surfaces, then confirm the area is dry before rebuilding starts. We do not paint over mold or spray it and leave.

Older homes and new ones

The Washington County Historical Society notes that a company called Terracor began marketing the Bloomington country club community in the early 1970s. Homes from that era may have decades of plumbing repairs and patched drywall that hide older water damage. We open walls carefully and tell you what we find.

Newer communities need attention too. Desert Color, south of town, uses smaller lots and closer spacing than older developments. A failed fitting behind new drywall can spread to a shared wall area before anyone smells it. New construction does not rule out mold. If there's nothing there, we'll tell you.

FAQs

Frequently Asked Questions

Can a swamp cooler really cause mold in St. George?

Yes, and it is the most common cause we find here. An evaporative cooler works by adding moisture to the air, so over a long Washington County cooling season it puts a substantial amount of water into the house. When a unit is oversized, drains poorly, or runs in a home that stays closed up, that moisture collects around the ducting, the plenum, and the ceiling cavity below a roof-mounted unit.

I only use my St. George home part of the year. What should I check?

Seasonal properties are where small leaks turn into large problems, because a house sitting closed and unconditioned for months gives growth time to spread unobserved. Before you close up, shut off and drain the evaporative cooler, check that no plumbing fixture is weeping, and have someone look in periodically after monsoon storms. If you return to a musty smell, get it assessed before you run the system.

What affects the cost of mold removal in a St. George home?

Our stated range is $500 to $5,000 or more. Where your home falls depends on how far the growth has spread, whether it reached insulation or framing, and how easy the area is to contain. A small patch under a sink costs far less than a wall soaked by a slow water heater leak. Older Bloomington-era homes sometimes have layers of past repairs, which can add time once a wall is open.

Is there a better time of year to schedule mold work in St. George?

The best time is right after the water source is fixed, whatever the season. Timing still matters for planning. St. George averages highs above 92 degrees from about June through mid-September, and July averages 102, so attic and garage work goes better early in the day. Winter brings most of the year's rain, so January through March is when roof and window leaks usually show up.

Will my homeowners policy cover mold after a storm or flood in St. George?

It depends on your policy. Many Utah homeowners policies cover sudden water damage, such as a burst supply line, but not mold from a long-term leak. River or surface flooding usually needs a separate flood policy. After the 2005 Santa Clara River flood, many owners outside the mapped floodplain had no flood coverage. Check your policy and ask your agent before work starts. We can document what we find.

My house is near the Santa Clara or Virgin River. Should I worry more about mold?

Living near a river does not mean your home has mold. The risk comes from water getting in, and river corridors can see fast storm runoff and bank erosion. If water has ever entered your garage or living space, it is worth checking the lower walls and any carpet pad that got wet. Mold can grow where wet materials were dried on the surface but not inside.

Can hard water problems lead to mold in a St. George house?

Hard water itself does not cause mold. The connection is indirect. Most St. George water is hard, so many homes have softeners and water heaters in garages or closets, and their fittings and drain lines can leak. A slow drip behind a cabinet or into a wall cavity can feed mold for months. If you find mineral crust around a fitting, look for dampness nearby.

Do you remove mold in Desert Color and other newer St. George communities?

Yes, we serve newer neighborhoods as well as established ones. New homes can still have mold from a construction leak, a failed fitting or a roof flashing problem. Because Desert Color lots are smaller and homes sit closer together, we plan containment and equipment placement with your space and any HOA rules in mind. We assess the problem first and explain what needs to be removed.
