I am very appreciative of Dave's prompt service, not only to analyze and clean ducts and vents with at least 20 years of dust buildup, but also to provide immediate mold remediation upon the discovery of water damage underneath our washer and dryer!

Dave was very friendly and helpful. He was very honest and upfront. They are competitively priced and quick. He was able to test my house within a couple of days. The lab results take 5 days, but that's out of their hands. They can order a rush to have the lab grow the results a little faster if needed. He did a great job cleaning my ventilation system which was important since I have bird fancier's lung.

I'm not sure why all the reviews are bad because we had an awesome experience they removed, treated and sealed so much mold and cleaned our very dirty air ducts they were also extremely polite. Good people. The smell from the disinfectant does last longer then they say though, would keep that in mind. We stayed outside for awhile but the benefit of it outweighed the inconvenience

Mold Removal & Remediation in West Valley City

The West Valley City Picture

West Valley City homes face a moisture challenge many owners never see coming: the swamp cooler. As Utah's second-largest city sits close to the Great Salt Lake, evaporative cooling pumps humid air through homes all summer, and that trapped moisture is a common reason West Valley residents call us for mold removal and remediation.

Most West Valley neighborhoods went up between the 1980s and early 2000s, so the housing is newer than Salt Lake's core, but that does not make it mold-proof. The bigger factor is how homes are cooled. Swamp coolers, still popular across the west side, add real humidity to indoor air, and when that moist air meets an under-ventilated attic or a closed-off spare room, condensation follows.

We also find mold tied to bathroom fans venting into the attic instead of outside. Remediation here pairs colony removal with a hard look at your cooling and ventilation setup.

What the housing numbers say about mold here

Census estimates put the median West Valley City home at 1985. The single biggest decade of construction was the 1970s, when about a quarter of today's homes went up. Many of those houses are now on their second or third water heater, and some still have original supply lines and shutoff valves behind toilets and under sinks. Those are the places we check first when a musty smell has no obvious source.

About 7 percent of homes in the city are mobile or manufactured homes. Mold in a manufactured home often starts out of sight, in the insulation under the floor, where a slow drain leak can soak the belly wrap for months. Removing it usually means working from underneath, not just from inside the house.

Hard water and the slow leak

The Granger-Hunter Improvement District reports water in its service area at roughly 10 grains per gallon, which it calls moderately hard to hard. Hard water doesn't cause mold. But mineral crust on valves, fittings and appliance hoses can hide a weep that never turns into a puddle. A cabinet floor or the wall behind a washer can stay damp for a long time before anyone notices.

The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold growth. When that window has passed, we remove what can't be saved, clean what can, and find the source so the problem doesn't come back.

Spring is when the water shows up

At the Salt Lake City airport weather station, the closest long-term record to West Valley, April is the wettest month on average, and the area averages about 52 inches of snow a year. Snowmelt and spring rain test window wells, door thresholds and the grading around older foundations. If you see staining after a wet spring, we'll look at where the water is getting in before we talk about removal. If the damage is small enough to handle yourself, we'll say so.

When the job is ours, we set up containment so dust and spores stay in the work area. Following EPA guidance, we don't run the heating or cooling system through an affected space if the system itself may be contaminated. Once damaged material is out, we dry the framing and confirm moisture readings are back to normal before anything gets closed up.

FAQs

Frequently Asked Questions

Can my swamp cooler be causing the mold in my house?

It can contribute. Evaporative coolers deliberately add moisture to indoor air to cool it, and in a home that is closed up or poorly ventilated, that humidity collects in attics, closets, and cooler exterior walls. We check your cooling setup during remediation and suggest ventilation or humidity adjustments so West Valley homes stay dry after cleanup.

My West Valley home is fairly new. Why does it have mold?

Newer construction still develops mold when moisture gets trapped. In 1990s and 2000s West Valley homes, we commonly find bathroom fans venting into the attic, minor roof leaks, or swamp-cooler humidity as the culprit. Age matters less than moisture control, so we focus remediation on stopping the water at its source.

What affects the cost of mold removal in a West Valley City home?

Our stated range is $500 to $5,000+, and where a West Valley job lands depends on how much material is affected and how hard it is to reach. A patch of drywall in a 1990s home is simpler than mold in the subfloor of a 1970s rambler or under a manufactured home. Containment, the amount of material we remove, and whether the moisture source still needs repair all factor in. We quote after we see it.

Is there a time of year when mold problems show up more in West Valley City?

Spring is common. April is the wettest month on average at the nearby Salt Lake City airport station, and that's also when snowmelt runs toward foundations and window wells. Winter brings a different issue. During inversion season people keep windows shut, so moisture from cooking, showers and laundry stays inside and can condense on cold exterior walls and window frames.

Will my homeowners insurance pay for mold removal in Utah?

It depends on your policy and on the cause. In general, policies are more likely to cover mold that results from a sudden event, such as a burst pipe, than mold from a long-term leak or ongoing humidity. Some policies limit or exclude mold altogether. Read your policy or call your agent before work starts. We can document what we find so you have it for the conversation.

I rent in West Valley City. Who handles mold in my unit?

Start with your landlord in writing. The Salt Lake County Health Department takes housing complaints, but its website says it generally responds to mold only when it comes from an active water leak the tenant didn't cause. The EPA says most people can clean an area smaller than about 10 square feet themselves. Larger areas, or mold tied to water damage, call for professional cleanup.

Do manufactured homes in West Valley get mold differently than site-built houses?

Often, yes. Census estimates count more than 2,800 mobile and manufactured homes in West Valley City. In these homes the plumbing runs through the floor cavity, so a leak can wet the insulation and underbelly without showing up inside. We check the skirting area, the belly wrap and the subfloor, and removal usually involves working from beneath the home.

Does West Valley's hard water have anything to do with mold?

Not directly. Mold needs moisture, not minerals. The connection is that the area's moderately hard to hard water leaves scale on valves, fittings and appliance connections, which can mask a slow drip. If you see white crust around a supply line or water heater fitting and a musty smell nearby, check for dampness. If there's nothing there, we'll tell you.
