Mold Removal & Remediation in South Jordan
The South Jordan Picture
South Jordan's newer neighborhoods, Daybreak especially, are built tight and well sealed, which is good for energy bills and hard on indoor humidity. When a tightly built home has nowhere to put its moisture, mold tends to show up in closets, behind furniture on exterior walls, and around bathroom ceilings.
Mold in South Jordan usually looks different from mold in an older Utah home. Much of the housing here went up in the last twenty years, a lot of it in Daybreak, built to a far tighter envelope than the valley's older stock. That keeps conditioned air in, but the moisture a family generates from showers, cooking, and laundry has no easy path out, so humidity climbs and settles on the coldest surfaces it can find: exterior-wall closets, the ceiling above a shower, the corner behind a dresser. We check whether bath and kitchen exhaust actually vents outdoors.
The older side of South Jordan
Not every South Jordan home is a Daybreak build. The city's 2025 housing study says growth began in the 1970s with large-lot single-family homes, spread north through the 1990s, and only moved west into Daybreak after 2000. Those older neighborhoods sit mostly east of Bangerter Highway, where lots are bigger and many homes now have 30 to 50 years on their plumbing, roofs and window seals.
In those houses, mold usually starts with a slow leak rather than trapped humidity. A supply line under a bathroom sink, a water heater in a finished basement, or a window well that fills during spring storms can soak drywall and carpet pad for months before anyone notices. Remediation there often means opening a wall or pulling basement carpet, then drying the framing before anything goes back.
Spring is the wet season here
South Jordan sits at about 4,439 feet and gets roughly 17 inches of precipitation a year. The wettest months are March, April and May, when snowmelt and spring storms arrive together. That is when water most often reaches basements and crawl spaces through foundation cracks, failed window well drains and downspouts that empty against the house.
Fixing the water source comes first. We will tell you what we think caused the moisture, whether it is a plumbing repair, a grading problem or a ventilation issue, so the mold does not come back after we leave.
Renters and property managers
South Jordan has about 4,100 rental units. Most are in large apartment complexes, with the biggest cluster along the eastern edge near the Jordan River. Salt Lake County Health Department takes housing complaints about active water leaks, but its reporting page says it generally does not respond to mold complaints unless the mold comes from an active leak the tenant did not cause. That leaves most mold questions between tenants, owners and managers.
We work with both sides. We can document what we find, contain the affected area so neighboring units are protected, and give a written scope that an owner, manager or insurer can review.

FAQs
Frequently Asked Questions
My South Jordan home is almost new. How can it already have mold?
New construction is where we see this most often, and tightness is the reason. A well-sealed Daybreak-era home holds in the moisture your household produces daily, and if bath and kitchen exhaust fans are undersized, unused, or vented into the attic instead of outside, that humidity condenses on exterior walls and ceilings. Age has very little to do with it. Moisture management does.
Will remediation fix the problem for good in a tightly built home?
Only if the humidity source is corrected alongside it. We remove and treat the affected material, but we also check that your exhaust fans actually vent outdoors, run long enough, and move enough air for the rooms they serve. In tightly sealed South Jordan homes that ventilation correction is what keeps the growth from returning to the same wall.
How much does mold removal cost in South Jordan?
Our stated range is $500 to $5,000 or more. In South Jordan the biggest swing is house type. A small bathroom ceiling patch in a Daybreak townhome sits near the low end. A finished basement in a 1970s or 1980s home east of Bangerter, where carpet, pad and lower drywall may all need to come out, sits higher. We give you a written estimate after we see the space.
When do South Jordan basements tend to get water?
Most often in March, April and May. Those are South Jordan's wettest months, and snowmelt arrives at the same time. Window wells that fill, downspouts that dump next to the foundation, and sprinkler lines that start up again in spring are common sources. If you find a damp spot, dry it within a day or two and call us if it keeps coming back.
Will my homeowners insurance pay for mold remediation in Utah?
It depends on your policy and the cause. Many policies cover sudden water damage, such as a burst supply line, and some cover the resulting mold. Long-term leaks, ongoing humidity and lack of maintenance are often excluded, and some policies cap mold coverage. Read your policy or ask your agent. We can provide photos and a written scope for your claim, but we cannot tell you what your insurer will decide.
I rent an apartment near the Jordan River. Will the county inspect mold in my unit?
Usually not. Salt Lake County Health Department's housing reporting page says it does not respond to mold complaints unless the mold results from an active water leak you did not cause. It does take reports of active leaks and flooding. For mold alone, start with your landlord or property manager in writing. We can assess the unit for either the tenant or the owner.
My 1980s South Jordan home has a finished basement. Do you have to tear it apart?
Not always. We remove only material that is wet or growing mold, and we cut drywall above the visible damage to check what is behind it. Carpet pad that has been wet for weeks usually has to go. Framing that is sound can often be cleaned and dried in place. If the damage turns out to be small, we will say so and keep the work small.
Can mold come from irrigation water around my South Jordan home?
It can. Sprinkler heads that spray the foundation, a cracked line near a basement wall, or soil graded toward the house can push water into window wells and basement walls all summer. That steady moisture feeds mold on the inside face of the wall. When we find growth on a basement exterior wall, we check the sprinklers and grading outside before we call the job done.
