Air Duct Cleaning in Salt Lake City
The Salt Lake City Picture
When Salt Lake City's winter inversions settle over the valley, all that trapped fine particulate has to go somewhere, and in many older neighborhoods it ends up circulating through decades-old ductwork. Air duct cleaning clears out the accumulated dust and debris so your forced-air furnace isn't just pushing the same grime around your home again and again.
A lot of Salt Lake City homes were built generations ago, and the sheet-metal ducts behind the walls have been collecting dust the whole time. That matters more in this valley than most places: when an inversion locks cold air over the Wasatch Front, fine particulate that would normally blow off instead works its way indoors through every return and gap. Add renovation dust from all the Avenues and Sugar House homes being updated, and your furnace recirculates a surprising amount of debris. We clear the supply and return trunk lines, the blower, and the registers.
West side duct systems
Rose Park and the neighborhoods along the Jordan River were mostly built in the late 1940s and 1950s. ZIP 84116 alone has more than 7,000 homes, with a median build year of 1957. In houses that age, the furnace has usually been replaced more than once, while the ductwork stayed where it was. Newer equipment gets connected to old branch runs, and sections of flex duct get added during remodels. That mix affects what cleaning can do and what it can't.
Before we clean an older system, we look at what it's made of. The EPA advises checking for asbestos-containing materials before duct work starts in older homes, since those need specially trained contractors. Bare sheet metal can be brushed and vacuumed. Accessible flex duct is often cheaper to replace than to clean. Fiberglass duct board or lining that has gotten wet or moldy can't be cleaned well enough to prevent regrowth, so the EPA says to replace it.
When cleaning is worth it
The EPA doesn't recommend cleaning ducts on a routine schedule. It suggests cleaning when there is substantial visible mold inside hard-surface ducts, when rodents or insects have gotten into the system, or when ducts are clogged with dust and debris or blowing particles out of the registers. If none of that applies in your house, we'll tell you. Changing your filter regularly may be all you need.
If you've had a remodel, a rodent problem, or a flooded basement where the ducts run, mention it when you call. Those are the cases where cleaning usually makes a real difference, and they tell us where to look first.
How we work, and what we skip
We open access ports so the blower, coil and drain pan can be inspected, not just the vents you can see. We use controlled brushing with HEPA-filtered vacuums and protect floors and furniture. When we're done, we seal and insulate the access holes. We don't routinely spray sealants or biocides inside ducts. The EPA notes that their effectiveness isn't well documented and that no biocides are registered for fiberglass-lined ducts.
Timing matters in Salt Lake City. Utah's seasonal wood-burning restrictions start November 1, which is about when most furnaces start running for the season. Early fall is a sensible time to have the system checked and cleaned.
FAQs
Frequently Asked Questions
How often should Salt Lake City homes have their air ducts cleaned?
For most older Salt Lake homes with forced-air furnaces, every three to five years is a reasonable interval. If you're living through a renovation, running the furnace hard through inversion season, or noticing more dust than usual settling on furniture, it's worth cleaning sooner rather than waiting the full window.
Does duct cleaning help with winter inversion dust?
It helps at the source inside your home. Cleaning removes the fine particulate already built up in the ductwork so your furnace stops recirculating it during inversion days. Pairing that with a good furnace filter makes the biggest difference, since the two work together to keep trapped valley air from settling back onto everything indoors.
What drives the cost of air duct cleaning in a Salt Lake City home?
The number of supply and return runs, how easy the basement trunk lines are to reach, and what the ducts are made of. A compact 1950s Rose Park home with exposed basement ducts goes faster than a larger east side house with finished ceilings over the trunk lines. Rodent debris, mold, or flex runs that should be replaced add time. We'll walk through the system with you before quoting.
When is the best time of year to clean ducts in Salt Lake City?
Early fall works well for most homes. The furnace usually comes on around the start of Utah's wood-burning restriction season on November 1, and a clean system and a fresh filter before heavy winter use make sense. Late spring is also reasonable after a remodel or once heating season ends. We avoid scheduling work around active construction dust, since the ducts will just collect it again.
Does homeowners insurance in Utah cover duct cleaning?
Routine duct cleaning is usually treated as maintenance, and most policies don't cover maintenance. Cleaning after a covered sudden event, such as a fire or a burst pipe that soaked ductwork, may be part of a claim, depending on your policy. Check with your agent. If cleaning is related to a claim, we can provide photos and a written description of the system's condition.
I found mouse droppings near a floor register in my west side Salt Lake City home. What now?
Don't vacuum the register or run a shop vac down the duct, since that can put dust from the droppings into the air. The EPA lists rodent infestation as one of the main reasons to have ducts cleaned. We find and close the entry point first, then clean the affected runs. Our hantavirus decontamination service handles the droppings safely if there are a lot of them.
Do you spray sanitizers or sealants inside ducts in Salt Lake City homes?
Not routinely. The EPA says the effectiveness of sprayed biocides in ducts isn't well documented, that sprays can spread into living spaces, and that no biocides are registered for fiberglass-lined ducts. Sealants aren't recommended for routine use either. If there's confirmed microbial growth on bare sheet metal, we'll talk through options with you. Most of the time, cleaning and fixing the moisture source are what matter.
My older Salt Lake City home has wrapped or taped ducts. Is that a problem?
It might be, and it's worth checking before anyone disturbs it. The EPA advises checking for asbestos-containing materials before duct cleaning, especially in older homes. Many Salt Lake City homes were built in the 1950s or earlier. If we see wrap or tape that could contain asbestos, we stop and recommend testing by a qualified firm before we do any work in that area.
